Encompassing 66 acres, the site is located at 11501 Burnet Road. When redeveloped, it will have a Capital Metro Rail Station, 2,000 residences, and buildings as tall as 360 feet.
In exchange for height variances, Brandywine Realty, the developer behind the project, will be offering more than is required back to the city. There will be three times as much parkland as the city requires, as well as not tearing down any heritage trees and ripping up 15 acres of concrete. There may also be as many as 50 percent of the units offered at affordable rates.
The project will also likely increase the number of students at Pillow Elementary, Burnet Middle School, and Anderson High School.
The project is forecast to be completed in phases spread out over 20 years. The neighborhood near the IBM campus supports the project.
